     on of the most important principles of excavation is the use of a proper retaining system for stabilizing the excavation. soil nailing has been the most common retaining system in recent decades. deformations which occur beside excavations and their effects on adjacent buildings and installations become more important in urban environments. employing numerical modeling using the plaxis software, this study aims at calculating deformations due to excavations and the determination of relevant effects on adjacent structures. in this study, the effects of deformations on the excavation wall and settlement of its adjacent ground under different loading conditions, including load magnitude, place of the structure, its distance from the excavation and geometry of the excavation, are compared to identify the effects of deformations due to excavations on adjacent structures. the results show that simultaneous control of absolute and relative deformations are essential. while the maximum amounts of the excavation wall horizontal deformations and relative settlement will increase as the number of floors of the structure increase and its distance from the excavation wall decreases, influencing the factor of safety of the wall failure, the structure width variations will have relatively less effects on the ground settlements maximum amount, and more effects on the relative settlement variation. the mutual effects of the excavation and its adjacent structures should thus be considered in design.
